The Poppy House sits on 11 acres in Valley Mills, Texas, about 30 minutes West of Waco, where Central Texas meets the Hill Country. The exact address will be shared after booking.

Together, our property sleeps 18 adults (10 in the main farmhouse + 2 in each tiny home.) Each unit can also be booked on its own.

Very much so. The Poppy House has a pack n' play, board games, and plenty of room for little ones to explore. The tiny homes are best suited for adults or families with one small child. Message us if you're unsure which unit fits your group.

Only registered guests are allowed on the property. If you're hoping to host family or friends for a meal or celebration, message us before you book and we'll see what we can do to accommodate.

Check-in is at 4PM and check-out is at 11AM. Both are self-service, and we'll send you everything you need (gate code, door code, Wi-Fi) the morning of arrival.

Our standard check-in and check-out times give our team the time they need to have everything ready for you. We're sometimes able to offer a little extra time on either end depending on the booking around yours, so please feel free to message us a day or two before your stay and we'll happily check.

Absolutely - strong and fast in every unit. We like to say "unplugged" should be a choice, not a connectivity issue.

Our local train passes through day and night and sounds its horn for about 10 seconds at a time. Most guests embrace it as part of the small-town charm, but we’ve stocked every unit with earplugs and a sound machine for your comfort.

Yes, weather permitting. We'll be sure to let you know if a county burn ban is in effect during your stay.

We’ve equipped all units with the essentials. Our hope is to make your stay as easy as possible. The main farmhouse has a fully equipped chef's kitchen and a grill. Our tiny homes have tiny kitchens (kitchenettes, really) but each is equipped with an outdoor grill for you to cook under the wide-open sky.

Yes, every unit is stocked with quality bath products and fresh towels.

Brookshire Brothers Express is a few blocks from The Poppy House, perfect for forgotten essentials, last-minute dinner ingredients, or a quick coffee and snack run. A larger Brookshire's is located in Clifton (15-min). If you pass through Waco on your drive in, we recommend H-E-B curbside for true ease!
